Some only want 2 years experience in general and will count it like Lynn said above (proof of signed lease and income being generated) If you plan on staying with one bank for a while you will want to ask this question before obtaining your first loan with them.

I have seen a lot of posts on the subject of Proof of Funds Letters and I still have a question: Are there certain companies that provide Proof of Funds Letters that are kind of placed on a black list, therefore negating the viability of the deal before it is even started?

If they could actually show proof and ability to purchase if the end buyer didn't come through that would be different.This reminds me of another situation years ago I heard about where brokers/agents would offer to "buy your house" if they listed and it didn't sell in XX number of days.
