If you do not marry you will need legal separation on your investments going forward.Based on your self employed income I would strongly recommend you get a job that will assist in your investments going forward.

Shes teaches Elementary school while I work a full time job and be an Entrepreneur.

(I figured about $5k, which is what a standard paint job would cost at a property this size, not the $22k that the guy with an EPA certification wants to charge.)

Hey Matthew, I saw that you'd need to compare your options, there are plenty of places with great renter populations and high job/wage growth.

I'd do a search for "Best Places to Retire" or "Where Millennials Are Moving To" or "Where Job Growth Is Highest".

Currently, I'm doing freelance work and some odd jobs since I've been back in the states for about 3 weeks. 

My goal is to start flipping, wholesaling or do whatever it Takes so i can quit my job and dedicate full time to REI, with the goal of eventually buy and hold SFH, MFR or any type of property that generates cashflow, build my portfolio while doing other side deals as metioned before.
