Greetings,I am a recent Civil Engineering college graduate, and I am looking for advice on how to secure funding.The deal is located in FloridaI am currently in process of purchasing the Land for $18k free and clearI will be building an 1100 SQ/FT home construction cost will be around $130,000What are some ways I can secure funding as a 21-year-old inspiring developer? 

Can someone please clarify this for me - if I take out a HELOC on my primary residence to purchase an investment property would that have to be for 100% of the cost of the investment property or can I just take out enough for a down payment? 

Cross reference these with projections from a local propriety manager and/or your own protected daily, occupancy and operational costs. 6.

Wilmington, NC was also mentioned as a potential investment location.Virginia - Richmond and Virginia Beach were suggested as investment options, especially for an investor located near those areas.Florida - Jacksonville and Tampa were two Florida cities mentioned, although there was a concern about rising insurance costs in Florida.Tennessee - Both Knoxville and Memphis were listed as possible 2024 investment locations by one investor9.

I would consider Pelham a better area than the ones mentioned above, but the acquisition cost will be much more and the CAP Rate will be less. 

I am being told in a specific instance that copies of leases are not provided to owners because the legal binding agreement is between the property manager and the resident.In this case, I would have zero visibility on the nature of the lease terms, as well as who is responsible for certain costs borne (utilities, etc)If this exclusion to owners is allowed, what is required in terms of document retention in the case of termination of relationship?

They are a great way to find potential real estate agent, lenders, contractors, partners, etc. 

As a pure investment it looks okay, but with a primary residence for my family thrown in at zero additional cost, it looks really really great.  

The new tenant income will further strengthen my financial position.While selling the properties is not my preferred exit strategy, the quiet title process should be completed by July 2026, allowing for a potential sale if refinancing is not feasible.
