One thing to keep in mind though is that if you do win the bidding and put down your own 20% and then try to finance the balance afterward and it doesn't go through, you'll have to hit up a private lender (if you can find one), or file a Motion to Dismiss with the court to try and get out of the deal (and get back your 20%).

@Kyle Pockat one other thing that just came to mind is, maybe ask a wholesaler or flipper you know to partner with you on a deal.
