Folks,I am negotiating an owner-operated restaurant lease and tenant agrees to a personal guarantee for the initial lease term of five years but rejects a guarantee for the two options (five year each).

With providing some rough numbers, my extended work experience with my company, and my credit to the lender, he informed me that I could potentially qualify for a $250k property with an FHA loan and a conventional down payment assistance loan which would put me with little to no money down out of pocket.

Just found out that assumable loans are a thing for VA loans. 

But with DSCR or conventional loans I need 20% down or so.  

Personally I'd think more about quality of life you are looking for and if that market fits into your overall investing goals.

The title company says it would need a satisfactory quiet title action and a couple of other factors that would be part of the QTA.I certainly can't be the first person to attempt to clear a title in New York and would love to get input from someone who has done so.Thanks in advance...
