I've been a member here for 2 years and thought not only could my colleagues share their insight but since I found the lender was also a member here that if he was fraud it would be awareness to others to beware.Just because they're in BP doesn't mean they're legit.This is the most transparent scammer outthere, their FB page is full of people asking him that's scamming.

People who live in expensive areas often buy rentals in less expensive areas simply because the numbers don't work where they live.

I appreciate this post because a lot of people leave out this important element in RE investing. 

People talk about using HELOC but I am not sure how to use it for number to work and don’t get myself into the hole. 

I had a pretty hefty jump last year (about 33%) and my premiums were still cheap compared to a lot of other people I knew down here. 

However as stated there is a lot more to sub 2 than just a purchase contract you have to understand all the risks and especially the risks to the people your buying the property from.. they are the ones in my mind that really need legal representation before entering into one of these transactions and deeding away a property where the their mortgage is not retired and it stays in their name and of record.

But there are a lot of people out there doing this and it does work.
