@Jerel Ehlert Thank you for taking time to post all that helpful information, I would like to clarify, I may have misused the word passive, I throughly enjoy real estate and it’s a true passion of ours, we enjoy the Hunt, Reno process and even being a landlord and managing our properties, we are leaning more towards either using leverage to buy many SFR or Multi-Family.

Right now I have 6 months of cash reserves for:All my properties My business (overhead + payroll)My personal expenses (bare necessities, home, food)Having this 6mos. cash reserve is great, but also not a fan of having this cash sit in the bank, do nothing and NOT generating cash flow from real estate either.

I was a chef pre COVID-19 and since my industry has been impacted so hard, I would love to work in another industry that I have a passion for.

Do NOT turn down cash right now, you simply don't know if the stuff is going to hit the fan. 

I am a very passionate, motivated, and desperately want to succeed in achieving my passive income.

There are many strategies you could target but more times than not in the RE investing space, slow and steady wins the race.I am not a fan of telling other investors what is the "best investment" strategy because there are so many out there.Starting here on Bigger Pockets is a good start but you can also start building out our real estate agent, property management, turnkey investment provider, and inspector network in any target market.
