A big challenge was sourcing materials for items we were doing ourselves, due to COVID delays and significant price increases.

I don't think it will have a material impact though unless you're in an area that would be particularly hard hit.

This is with an upgraded finish package, and nice landscaping.That number can go up or down by 20% depending on condition of roof, HVAC, sewer. 

We have already gone 50/50 (I paid the downpayment plus carrying costs while he paid for all labour and materials - he's the handy one).

I am shooting for seller financing and I put that in the letters. total cost of this one will be about $90 in postage and materials.
