If it were me, and I were seriously entertaining the notion, I'd hire an appraiser that does reno mortgage appraisals and thus knows how to do a solid ARV appraisal.

I'm a lawyer among other things, and this idea is for educational and entertainment purposes only:  Tell the tenant to *please* sue you--if he files first you won't have to pay the court-filing and process-server fees when you counter-sue him for bringing bed bugs into your renal property.

John thanks for the mention:couple items from my point of view1. always do first position unless you have the money to pay off the first with cash if your going to entertain a second position if you do not have the CASH to pay off the first you can end up losing all your money doing gap funding or second positions.
