If you can find an element of distress but the property is still inhabitable then you can often times just do minor cosmetic things and get a much higher appraised value. 

In that case, here's what I do: I just use a standard purchase agreement from your local area, as the body of the agreement--this is where you can capture the key elements that are present in any deal.
