@Charles Kao I didn't factor in CAPEX in the cashflow for this specific property because we replaced all items that would fall under the category other than the furnace and water heater, which were brand new when we purchased the house.

So there may be more expenses in that category depending on local requirements in all of trades like HVAC, plumbing, electric, fire protection etc. next if it was a shell you'll probably have other utilies to deal with like electric, gas, sewer and water. that all being said your probably looking to hire a architect and engineers in most areas on a building like that.
