@Russell Brazil While I haven’t figured out the growth percentage in my area, I can tell you that my town of Bayonne, NJ (where I plan to invest) is 12 miles away from New York City, there are 3 light rail stations, we have a Walmart, we have a new Costco opening this Spring and there are numerous new high end condominium complexes being built around town.

And I just tell him to send me a screenshot.Ha, my C/D tenants do not even have bank accounts.I use a numeric scoring sheet that I am happy to share with others who PM me.Prior evictions is a hard no, but the rest of it is how their overall points shakes out.

It would no doubt fetch what we are asking if we chose to market it to the public, but I’ve also got to consider vacancy, marketing, etc if we don’t place these applicants.I don’t mind making a small concession to keep them attracted, but would would you recommend to keep them on the hook?

I would have never thought about getting into buying a car wash, but what attracts me to this situation is that he really knows the ins and outs of mechanically making sure these things run well, and he also can walk in and tell immediately whether the equipment is in good shape/ has been maintainted.
