How do I write that off at the end of the year, if i have no invoices?

Congrats for jumping in - huge first step that most never get to!

But they definitely heard a story from another person that never owned one about how expensive it is. 

I never liked reading, but this book changed that for me.

As I mentioned above, I never understood CFD's in non-judicial states, they make sense in places like Indiana, Ohio and some places in the midwest but in the south, they are essentially useless.

Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

I have never rented to a tenant with a section 8 voucher before.
