My advise is to skip the online "big box" firms like legal zoom and go with an attorney familiar with business, tax, and real estate law.

Does anyone have any "out of the box" financing solutions for this type of scenario, that have been successful for you personally?

In today's seller's market successful investors have to look outside the box for opportunities.  

We ask our tenants to mail their rent (personal check or money order or bank check) to our post office box.

The big box stores have store credit cards with no payments for up to 24 months on transactions over $500 or $1000.
