In addition to any and all other rights a party may have available according to law, if aparty defaults by failing to substantially perform any provision, term or condition of this Agreement(including without limitation the failure to make a monetary payment when due), the other party mayterminate the Agreement by providing written notice to the defaulting party.

Are there any “loop holes” I should read up on?  

I know of 5 people who are in the hole due to various reasons.

(And done correctly you get a lot of motivated seller leads) So why wouldn't someone create a website  The only business I am going to that may or may not have a website is my favorite mom and pop hole in the wall restaurant down the street, but I am only spending $10+ dollar, I am not a motivated sellers looking for a solution to sell my house!
