I like that the units are modern, classy and attract families.

It looks pretty decent and a classic house, need some  modern cosmetic on it and some foundation work.

Danish modern Ikea style works well.As for the downsides:There is always the regulatory risk that CLT could come down on the Airbnb hosts.

This isn’t a perfect science but typically if a condo or property is deeded to an LLC or corporation there’s a good shot that’s an investment property.

Our goal was to create a modern/rustic house that differed from the typical all wood cabin.

Covid has really brought up some uncertainty in the market and we have never experienced something like this in modern times. 

Made the kitchen and bath bright and modern, removed some walls to create a more open concept.

As a result we are planning on modernizing the units (installing bar tops, granite countertops, etc.), and doing exterior updates that supports a cleaner/sleeker look (VALUE ADD #3).

Other houses that should have been assessed higher and were in better condition, ie had air conditioning, modern bathrooms etc values were dropped by 50% or more are now hitting the market in droves with sales prices over double the assessed values. 

Consequently, it's not really an exact science.
