This is in North Carolina.I have a great tenant that moved in 6/1/2019 and signed a 1 year lease that would expire/renew on 6/1/2020.I just recieved a letter from her asking if she could break her lease because she has a reported "Domestic Abuse" situation ongoing and doesn't feel safe living there.Her father co-signed on the lease with her, they have not missed a payment yet and are very good tenants.

If your not getting no’s, having trip ups, losing deals then your missing opportunities.

Also firm on my schedule: take 4 major trips, one every 3 months - we just got back from 2 weeks Bora Bora, let me tell you: I did not miss Wisconsin and it was well worth the long flight :-)

What am I missing?

I wanted to provide a sample property that I have evaluated and was wondering if there was any insight as to what I’m missing?

If you can't finance the build, that makes more sense as then you'd be parking a significant chunk of change somewhere, but otherwise, what am I missing?

I'm sure there's a lot I'm missing.

Other thing that may need quick attention is the roof, while you can do patches, a lot of retrofitting will cost you more in the long haul (+$7/sqft.). 

If not, keep buying up the rest of Richmond and you likely won't be upset about "missing out" on the Manchester wave.
