Hello,I'm a real estate agent, my client is selling / renting out an apartment that was occupied by a previous tenant and needs major cleaning, wall painting and fix some lights and a crack on the kitchen backsplash.

The inspection came back with about 15 nit picking items that "had" to be fixed.

I'm looking to start looking at possible fix and flip properties next week and would like an agent with lots of investment experience.

A trick I use is I walk around my house and start pointing things out that need improvement then speaking out loud to convince myself why I need to do XYZ with it (fix/paint/replace).

The practice here will transfer easily, and serve you well wherever you are.Take advantage of the VA financing to buy a minor fixer you can live in, and fix up until you are ready to move. 

Go and fix the problem, you may have to assess it from on site if you plan to fix it yourself it is impossible to tell the fix from this picture but it is something that needs to be fixed.

Fix and flips do require a good amount of time if you are facilitating them. 

Another option is to do an SBA loan and you'll only need 15% down, you'll probably get a better interest rate and 25 year fixed rate on 1/2 of the loan amount through SBA. 

If theyno destroy it I just fix and rent.
