I am not saying value add cannot still be sourced but you cannot expect massive deal flow like in 2009,2010,2011 etc.

There are investors that have made massive amounts capital in 5 yrs or less.

I do know that most of the homes do not have a 50k rehab and the listing prior to purchase did not seem to indicate a massive rehab, nor did the pictures. 

The mid 2020s are unknown except that some fiscal challenges seem to be in place.

How much was the removal of that massive tree if you don't mind me asking?

I set my Auto deductible to 2500 and the intent is to protect ONLY from massive damage and/or as they say "a total writeoff".When we had a fire in '13, Farmers was just the best and payoff quickly to provide $95k for restoration.

some months when the electric bill is massive, i accept 700...moving forward...he wants to buy and asked if i would be opposed to some structure that allows him to pay rent but have credits towards purchase.  

Some believe that it shows a lack of fiscal discipline.I would make it go away first. 

What I was wondering is, does it make fiscal sense to perhaps buy a house in a vacation area, use it as my own house?

Besides that, bigger schools are all out of the county, never having done this before I'm very nervous but on the plus side there's not massive competition for properties, maybe for good reason I've seen many sitting for sale 100+ days even in the price ranges that seem very fair for this area.
