I am not saying value add cannot still be sourced but you cannot expect massive deal flow like in 2009,2010,2011 etc.

I do know that most of the homes do not have a 50k rehab and the listing prior to purchase did not seem to indicate a massive rehab, nor did the pictures.

I set my Auto deductible to 2500 and the intent is to protect ONLY from massive damage and/or as they say "a total writeoff".When we had a fire in '13, Farmers was just the best and payoff quickly to provide $95k for restoration.

Besides that, bigger schools are all out of the county, never having done this before I'm very nervous but on the plus side there's not massive competition for properties, maybe for good reason I've seen many sitting for sale 100+ days even in the price ranges that seem very fair for this area.
