I want a better CAP rate than the market CAP of 8% so dividing $56K by 9%, I get $623K as the value of the property.

What is currently an attractive MTR market with strong cash flow?

Timing the market does not work.

I bought a house with cash from pulling a heloc on my home, off market, unappraised (deal was a no brainer in a great part of town.)

Tony, in this market, the lowest per sq/ft cost an underwriter would allow is probably around $70-$80, that would bring the minimum insured value around $300,000. 

Hello everybody, I am looking to purchase a property with a section 8 tenant, and the rent is way below market at about $800 for a 3 bed house, while an average rental is about $1300 to $1400.

my husband and I just moved from Oregon to Pennsylvania (on the border 20 minutes from ohio) and we are looking at getting another rental here in this market. 

I'm doing some market research among fellow real estate investors.
