So now I am a big believer in properly installed, cleaned gutters....as a turn key you will miss the DIY cleaning but can outsource it, and insist on it around the time the trees in the area have lost their leaves to get you through winter...

(They were into goth, black hair and nails, tatts, etc, but GREAT TENANTS... picture of them with grandma on the wall :)   I had to consider the month or more rents lost if they left.. they leave end of month, i can't do a turnaround in less than a week or two, so by the time i advertise and get a new occupant, 30 unpaid days blew by.

I will deduct from the deposit any rent lost due to vacancy until I can get new tenants in, that is a given.So is the general consensus here that I should not try to get an early termination fee from him?

I was also fortunate enough to time driving by one day when the bank's maintenance guy was there and I was able to pick his brain (side note: don't be afraid to talk to people).

I find that there are way more horrible stories about Contractor Rip-offs than there are, "Home Inspector missed a critical piece that cost me a fortune" or on the flip-side, "How do I sue my contractor" comes up way more often than, "How do I sue my home inspector?"
