There are numerous ways that you can lock up or control a property if you find one that you want before you are ready to sell. 

These buyers need to "juice" the potential rent by obtaining additional revenue through utilization of a purchase option, marketing the property to buyers unable to qualify for a mortgage but having and willing to pay extra each month above market rent to lock in a purchase price or believe that they are "building equity".The SAFE Act and the CFPB have placed some restrictions on these lease option agreements, so a much more careful following of agency regulations has to be observed by real estate investors doing these transactions.  

I would sell, then get multiple rentals with 25% down in each and a 30 or 15 year low interest rate locked.

Betting on a strong dollar, lower asset prices, a deflationary environment, and locking in cheap assets with low interest rates by having cash on hand, good credit, and good relationships with lenders now is what I'm going to bank on.I know a lot of people don't agree with this sentiment, but each to their own and I respect all of your opinions.

No reason to lock yourself into a shorter term with higher payments if you don't have to.

So even if you don't have 100 investors, you can raise the pool really quickly once you lock in a deal if you've got a handful of well-connected money people.I hope that helps.

As a gateway to that, many big PMs co-invest on the deal. its a good way to align interests with the owner and the PM gets A) longer locked in contract and B) bigger upside to doing the dirty work.PM is also about data.
