So before anything, I recommend you find a GC who has experience in both design, regulations and construction of granny flats (ADU). 

There is no substitute for visiting properties and seeing (literally) what you get for your money in different markets.

If you short term rental the bedroom, you're literally right there to handle cleanup and turnover so you can make it more profitable.Regardless of what you do, if you have no reserves you should wait until you do.

My current job pays a very low salary, but I have room and board (I pay literally nothing out of pocket every month) to go along with the low salary.

So, to sum up a 5 year journey in a few sentences: My wife and I are putting the finishing touches on our design-build company, and are working on the systems used to manage investor projects.

Every day they come in with nice cars, fast food, designer brand clothing, newest smart watch, etc.
