In other words, partner with a good friend.I would be careful here, these partnership issues could derail even the best deal.If finding the right partner is impossible then your alternative is to assign the deal to someone else who has the capital to take it down, and receive a large assignment fee.

Even if not the best deatl possible, this would likely beat the alternative of earning .5% in a high yield savings account in a 2%+ inflation environment.When I think of CoC return, I think of it no differently than you would if buying dividend stocks.

@Kevin Woo  going the fha route with 3.5% down will give you higher payments due to less down and the mortgage insurance premium (MIP)...the alternative is going conventional for a duplex with minimum requirement of 15% down with a minor monthly mortgage insurance which is usually the difference of $100k or so in down payment depending on purchase price.
