I suspect you are concerned with these tenants coming back after their 60-day period?

If neither of you have done it in Philly isnt it an issue of the blind leading the blind?

Hi @Daniel PitnerOne way to get leads is to purchase lists (probate, foreclosure, etc.) from companies like ListSource or PropertyRadar.

My concern though is if I try and do the 5% down route to be able to afford it, then I'm still looking at a $4,800 total monthly cost.

My question is what are some of the pitfalls or concerns I should have with this process. 

The issue is although it is a two bedroom, the 2nd bedroom is actually a former tuckunder garage, it has a door leading to the outside, no bathroom in the immediate vicinity(the bathroom is located next to the master bedroom upstairs), and is the only access to the utility room. 

I would, however, be quite concerned with what I don't know...

Ignore the emotional, you’ll find out the hard way some folks are like that and some lead sources aren’t the best.

There has not been enough work done to justify my deposit check, but I am not too concerned about that part.What I am worried about is my liability here.
