What has been the most cost effective way to capture seller leads (especially anyone in Socal)?

I’m currently reading a book about it, which lead me to this forum. 

Sorry for the arrogant title...but made you look :)I am an IT consultant leading Big Data, and Data Science projects and I am looking to use my experience/skills to give me an edge in Real Estate investing.

Because it is "free" and the leads are high quality.This is a fact.

The way I see it is the rentals I am looking to purchase will generate cash-flow and any appreciation is a bonus.

The fact that someone is able to look at two paths (Wholesaling & Real Estate Brokering) and is not smart enough to see which one has more income generating opportunity tells me that they aren't sophisticated critical thinkers.

I purchased a lead source of properties of absentee owned homes with 50% or more equity in them.

I read some where Boston and DC areas seem to be in the lead.
