The markets I'm now invested in have experienced 7% appreciation in the last three months.In re to your comments on the Bay Area, I would suggest you make a study of market cycles because the foremost marketing cycle expert Glenn Mueller has estimated that SF has passed a peak and is on its way down, so though I do plan to invest locally eventually, I don't believe that now is the right time to do that.Best regards.

Also, I prefer the AIA (Am Architect Assoc) contracts and language for boilerplate, as it is more pro-client than the clauses general contractor's associations and attorneys draft.

Here's the order of priority of actions:1) Understand real estate fundamentals then study your state (CA) probate laws, especially those pertaining to IAEA for Full Authority and Summary Probate cases.2) A website now will probably NOT bring you business since you are competing with many thousands of others who have highly targeted SEO, Adwords and GDN campaigns.

Perhaps a new attorney specializing in real estate would be helpful.In Chapter 72 in my book there is a case study where 2 attorneys said that there was "nothing that could be done."2 attorneys were wrong!
