I invest in LA and Orange Counties, flipping homes for now.

Not to dash your hopes but most probate auctions require the bidder to provide vesting in their offer(s), hence are difficult if not impossible to assign.With LA County Public Admin/Guard., most all sales are limited suthority sales subject to court overbid. 

I'm not far from you, just up in LA (Venice).

You can find deals like that in spring/cypress, pasadena, baytown, la porte, some places in Katy and north of Katy, missouri city....really all over the city.

I am well aware that properties in general (99.9%) of the time don't cash-flow when purchased in the LBC/LA area (at least at current prices).

I'm would appreciate any referrals to  real estate agents who are friendly to first timers both in investing and buying a home particularly in the Downers Grove, Westmont, La Grange, Brookfield area.

I am in search of a good RE accountant in LA and if anyone can recommend me one or two- that would be great!
