I don't focus on warehouses but the investors I have seen that do focus on (at market or below rents & BOLT down businesses) as KEY drivers for investment.BOLT down means that the business in general has expensive and heavy equipment that is difficult to move tied down to the space physically and trying to go to another location would prove a major disruption to the business.Businesses that can pick up and move in an instant tend to have more negotiating leverage especially if the market has high saturation levels of that asset class product in the same rent range.

Additionally at that price point in VA ,I would also recommend finding a property that has either an additional dwelling unit, casita, or mother in law suite that you could convert into a Short Term Rental like an Airbnb or a VRBO.

Here are the challenges/ reasons we’re being denied now (after originally being denied bc it needed electrical and new roof): - Home is 1960s built- Dwelling coverage portion is less than $500k - It will be a full time short term rental - 1.5 blocks/ less than 2 miles from coast- Single family home, not condo Proper (underwritten by Lloyds of London) will write us but it excludes wind/ hurricane.
