I have to admit that I don't ever install carpet for my rentals, but for this unit, I already have 1/2 of the flooring installed as laminate and I could not find matching laminate to install the rest.

It is illegal to install a refurbished unit and pass it off as “new” but there is nothing illegal or wrong with selling and installing refurbished unit and the customer knows it is refurbished and not new.

Here is a quick high level summary of things you need to consider before you close the land.Check with the city or county to determine what is required for all approvals including site plan and building permits, proffers, water/sewer tap fees, bonding requirements, inspections and CO process and time frame for all approvals.You also need to check with the utility companies and get an idea of availability and cost estimates from them for water, sewer, power, gas, cable, installation and connection requirements, tap fees, hookup charges, transformer location and relocation, power line and power pole relocation issues.Check to see if you have to install any manholes, fire hydrants, curb, gutter, sidewalks, street signs, street lighting any specific street design or access requirements,.Check DOT requirements for access, stop lights and permits, traffic studiesDWQ requirements for permits, permit fees, time framesThis is a broad overview of the process and your civil engineer can handle all of this but it's good for you to know exactly what's required.

Our new accountant has us now recording it as an installment sale, but since you’re “selling” within the first year of owning it’s still taxed at higher capital gains.For this reason, we’ve been leaning more towards subject to purchase and then lease with option or true rental.The lease with option allows us to write it off as a rental for however long the term is, and then convert to a sale (using contract for deed) that’s taxed at a much lower rate.But I do agree with you!

i bought tile from floor & decor before for two renovations, got a fair deal there, depends on how set you are on the design i guess - i have decided to replace the carpet in both of the new projects with luxury vinyl instead, i think it looks almost the same but is a bit more 'every day life friendly' today. waterproof, no tiles that crack when you drop a pot or other heavy object, no grout lines that change color, easy to clean, lifetime warranty, floating installation etc.
