However property is not up to code, needs a well.

if you plan to use it as a 2nd home as well as lease it out, conventional loan will allow you to just put 10% down. 

However, it did not perform well overall and barely cash flowed (although, to be fair, it was on a 15 year note). 

If an agent offers more than a smile they can do well in most cases.
