I think I see what you are saying....as my rents increase and the principal is paid down my spread increases, thus the risk is minimized.

Some houses tended to attract tenants that were "problem children", consistent slow pays, whiners, "jailhouse lawyers" etc.My screening was not overly tough, although my lease got longer over the years.
