A tenant who can't come up with whatever the amount is may well cause issues down the road this helps them too-it is like money in the bank, and we have always been fair returning deposits.

You might have a property near a highway, train tracks, highly trafficked roads, but due to other buildings nearby or landscape, double panned windows, you might not even notice it.

I live on a large 4.38 acre lot in an up and coming area in SC and my lot is off a major road in the city (property is not part of the city but is physically located inside city limits). 

I've identified 4 properties, of which I want to purchase 3. (2 under contract, offer out on one, and drafting offer for the last property, in case the offer isn't accepted). 

However, we both are new and would welcome any advice from the community in identifying areas in which to invest and any input you may have for those getting started. 

Higher up = less maintained roads in the winter, and this is a ski house, so access during storms is key. 

Similar trajectory and story with me living in Northern California , but my friend/business partner living in the market we identified  ( Greater Phoenix area- Glendale/Chandler/Gilbert/Mesa/Tempe). 

I don't know anything about Legal in a Box, but if you're trying to do more than a plain single-member LLC with stuff you find online, you will be going down a dangerous road.

Curious if anyone has gone down this road and what was your experience.

But 1 or 2 years down the road I would like to refinance the house into my name on a conventional loan and take my mom off completely.
