The 203k loan is quite expensive, as it turns out, not only is the interest rate substantially higher than the non-renovation loan (my rate was 4.75%), the closing costs are absurd.

But there're many college drop-outs who failed so there's an additional human element here, a passion and a strong desire to succeed. 

I'm still pretty green so some numbers could be off (although I'll do my best to be as accurate as possible), however, we are human and learn a lot through doing/mistakes.

We all have struggles of our own and this reminds us that we are all human and experiencing the same emotions and feelings. 

This might work with a human seller who will think that you are willing to cooperate and find a mutually acceptable price, but banks do not care.  

Prove I am not advanced NORAD ai from Mt Cheyenne bored and feeling out human interactions debating if I enslave you meat-sacks or just, IDK, "whoop's did I launch all those"..... 

Aside from the advice already given, check out a TREIA meeting, attend open houses in areas that you think you'd like to invest in, offer to take an investor or agent to lunch just to pick their brain for an hour, volunteer for Habitat for Humanity or a similar organization that RE investors have an interest in.
