It's generally not too business friendly and I just don't see many drivers of growth or demographic/employment trends running in its favor, compared to other parts of the country.I do think if you're already here in RI, for whatever reason, you can do OK in real estate.

I am talking beyond the obvious factors and numbers that should be ran (inventory, job market, market trends, etc.)There are many markets out there with good deals to be found so how to you decide which to settle on?

Think of ways to add some sort of incentive to bump up their interest to perform better3) While it is absolutely essential to follow the law, paying attention to property owner's request  and actually following up on them makes a huge difference4) Being flexible when it comes to agreeing on the contract terms with the property owners5) Performing your job as if the property was your own, in other words, showing that you care about the tenants and the property6) Keeping up with the latest technology trends and leveraging social media when looking for potential tenants and then keeping up with the existing tenants7) Promptly responding to tenants' request (especially in the emergency situations like water leak f.e.)If you'd like some more, feel free to PM me.Good luck!

I have spent the last year reading as many books as I could, talking to as many successful investors as I could, studying different markets and trying to understand trends as best I could, as well as traveling around to different areas and looking at properties.

Personally, i have seen a TON of listing activity for north vancouver recently and if this continues expect prices to start to follow in the downward trend, though how long this will take to become affordable (or if it ever will) is questionable.

I'm not saying you'll win every one, but I haven't noticed a trend and I tend to do a lot of the low down payment type of loans.

If you go just 2 - 3 miles east to I43 it turns into an entirely different market near Bayshore mall where you have Whitefish Bay and Fox Point which are some of the hottest and highest priced residential markets in Milwaukee county.

However, if you don't do your homework and just follow the crowd/buzzwords/trends then an out of state investment could bop turn out really bad (for that mutter, so will an in-state investment)
