In the grand scheme of things if you are a good manager of follow the rules and truly try to do well for your tenants, being sued should not be a major concern if you screen your tenants thoroughly.

I would think that on a grand scale they can be effective with good deals balancing out gross overpayments.People already use Zillow like it is gospel and I can only imagine what the markets would (will) do when a computer program starts buying houses based upon pricing similar to Zillow.
