Hey bigger pockets new member I've have my profile for awhile but first time posting.Just moved to salt lake for Southern California and I'm looking to get in and learn about wholesaling and flipping/investing I'm new to all of but I've always had an interest in real estate every job I've had a always find myself coming back to think about it and I feel it's finally the time to take the steps into getting the ball rolling and make something happen and gain financial freedom and time with my family so any advice anybody has to give I am more then willing to except it.

My husband and I are ready to get the ball rolling and start investing in buy and hold rentals, and while we've been listening to the podcast and reading articles/books, blogs, etc. for a few years now, we still have SO many questions.

I will be issuing the pay or quit notice this week to get the ball rolling.

I've got my goals, I've joined a mastermind group for accountability, analyzing deals daily, now building my team, next step is make some offers and keep the ball rolling.

With all of that said, SO MANY properties that I have analyzed don't become the "good deal" without buying at a $10k discount (from what current list price is).So, when is it appropriate to put in offers at those kinds of low-ball numbers? 

Does anyone have any ball park numbers on how to estimate rehabs in dc...

But If I ever really just need a good accurate estimate I will call a realtor familiar with that area and that can do an estimated analysis to give you a good ball park value. 

I've been eye-balling these 2 cities and Madison seems to be terrible for cash flow..  

Then I have the advantage to low ball the offer and negotiate a really good price.
