I could just feel how genuine the people were and their need to want others to succeed.

My issue is, is it genuinely going to add value and help me get me started?

It could be that, just like those on BP that are not in the Midwest, these Midwest "shillers" are genuinely trying to help these new investors out. 

You don't have to always be charming, but a pleasant disposition when warranted in many circumstances is calming and appreciated and can further convey a sense of confidence when it is genuine and combined with effective knowledge and performance.I enjoyed your post.

@Steven Are you asking because you have a genuine interest in the deal or because you'd like to criticize my definition of a perfect deal?

I'm really inspired, and am studying everything real estate every minute I get, but HOW and WHERE do I get started in my situation?  

@Christopher Morin Completing this transaction will provide you inspiration to write a book entitled, 'The Lazy Man's Way to Poverty'.Minuscule upside, lots of risk, exposure to consumer fraud and slim chance of owner-turned-tenant performing. 

The idea is to get more investors working in the area who work well with the community, and are genuinely interested in seeing the neighborhood improve.

It's nice when you can do some quality staging to inspire potential buyers but it doesn't necessarily make or break the sale.
