I know when I approach investors I need to bring something to them for the now like a hot lead, because let's say I want to do a cold calling campaign for them or do some lead generation or even build them a website, they don't really hire those services because they have been doing good just by simply putting a couple bandit signs or just of word of mouth references.

Real estate investing isn't something i'm doing as a serious form of income generation right now, but I'll be slowly growing my portfolio as we travel around.  

Suggestions on books/website?

You could friend some wholesalers in the target area, you could find owners via the county website, you could use direct mail, you could drive for dollar, ... etc.

The book "Finding and Funding Deals" which you can buy on this website is a great way to learn about how to find investment properties.

I know some of you use websites like Rebogateway (which I’m looking into using) and so on.

Is this true or are there some hard money lenders that could be used for renting and generating cash flow?

AND that said, when it comes down to it, lead gen is the number one thing you need to get good at, so if you can spend 10 hours/week lead generating and just send all of those leads as referrals, you'll actually be getting great experience in a sense.

You can always keep partnering with your parents until you've generated enough income to invest on your own.
