We decided to use our primary home as an investment, and turn in into an Airbnb in September of 2021.We invested 30K total for furnishing and fixing up of pool and bathrooms and have consistently been able to make $4,500 in profit during peak seasons (Sept to March).

What do you think it will cost to furnish it?

I loved the stories on sourcing deals as well.Unfortunately I heard back from my UK tax advisor and I can't deduct mortgage interest from income unless I buy via an LLC or pursue a furnished holiday rental.

Keep in mind that most buyers cannot envision how rooms are supposed to be used, so you need to tell them through staging, if you are using furniture, or through obvious cues (i.e. flat screen TV) in lieu of furnishings. 

Rentometer in our area isn't great because furnished/unfurnished, heat/ no heat included are all tossed together and we have a mix due to the student population.

My units are pretty upscale small cottages but there are also a lot of people looking for less expensive more utilitarian STVR places, and also a number of people looking for a month to three month cheaper furnished rentals such as traveling nurses.Clearwater would be a great area, I think.
