@Kent Foltz I think you've got to put the time in to research the different states and find the ones that will be the right fit for you.I started with non judicial states only then moved to judicial as well.

I've seen postings on the front door of the property about investors trying to purchase it from the owner numerous times.

Im down to put the work in but want to know 2 things...what would be the most efficient and effective way to use my time to get houses under contracts and to close deals.

For a $100k house, we can agree on payment terms and pay the seller $120k over time.

I will give it some more time to see if any realtors start picking it up. 

This is the only Hard Money Lender I see do this as this helps investors commit their money to the deal and not to cause stress at closing time.
