I am looking to get started wholesaling and build some capital to do some fix-n-flips in the next couple of months in Georgia. 

I also pointed out that her mom had owned the house for about 15 years and probably had a basis of about $135,000 and with the stepped up basis she could sell now with no capital gains but if she rented it for a couple of years she would lose that benefit.

Our close date was after the 90 days but all the paperwork had to be redone a couple weeks before closing to date everything after the 90 days.

May be the best couple hundred bucks you ever spend.

Thanks Fradel - that discussion was very helpful, and I have reached out to a couple of folks who responded on that thread. 

Rather take that 40 to 50K and buy a couple of $90 to 120k houses with $1,000+ rents or better with a reputable turnkey company in B areas.  

I anticipate this property to be rented to a small family with kids, and maybe a young couple on the other side.

Shouldn't take you a couple of hours to setup and then you can focus on social.

I'm trying to stay conservation and I have BRRR'd a couple times but don't want to be completely leveraged.
