I fixed up the house a tiny bit and put it on the market and sold it for a loss.Lots of lessons learned here but the main ones include:-never trust a home inspection report when you didn't hire the home inspector-never trust a salesperson's ARV when that salesperson is trying to sell you the property-always get a second set of eyes on a project as I felt pretty helpless sitting in my house outside Toronto and only hearing from one perspective-get the lockbox code from the start so you don't have to ask for it laterIncidentally, I could've exited this project with a potential profit.

Hi,If you are planning on holding the property long term.I would bring in a professional engineer or company that specializes in this sort of stuff and have them do a survey, report and written instructions as to exactly what should be done to permanently rememdy the issue.This is a big problem in JC so I am sure that there are people out there that are well versed in this sort of stuff and what the best solutions are.Perhaps reach out to local insurance companies to see who they have paid out to in the past to repair these sorts of issues or write reports on the findings.Problems like this have a habit of coming back again and again along with the cost to fix it.So it might be worth shelling out the money to get it done the best way possible so that you can.

I'm looking for someone that knows how to get items deleted by using the correct verbiage and credit reporting laws/codes etc...the derogatory accounts are credit card accounts that can be closed.

Yes, the most recent inflationary report wasn't good, but there are also signs that growth could be slowing and per Yellen inflation should dissipate somewhat next year (her guess is as good as yours or mine though, IMO).

Norbert,Yes you or your sister can purchase a home in the US. there are Foreign National loans and investors loans that require no US tax returns just 20% down.
