Regarding square, the big box kits have some play available in the trim ... maybe 1/4", but yes the floors and walls around the shower need to be flat, level/plumb, and square within the tolerance (can look at install manual online).

This week I have 2 sellers I'm meeting with. the first has a 3bd/1ba house from 1885 that needs EVERYTHING. he put in new walls. it needs floors raised, a kitchen, 2 ba, lights, etc. repairs were estimated at 49k by my contractor.

Drywall is in, but it needs flooring throughout, kitchen cabinets/counters/etc, bathroom showers/vanities, new roof, and possibly new windows/sliders throughout.Any recommendations?

The only thing she said it may need is new flooring. 

What are you going to do when the older units become too expensive to repair and the obsolete floor plans render them unrentable to decent tenants?

@Patrick Liska, Answers to your questions in order: No previous rehabbing experience, when I say we're handy it means we can install flooring, pour concrete, and things to that effect...

During the inspection we got into a pary of the house that was boarded up and a root from the tree had drove up the foundation and cracked the asbestos flooring.

My agent believes that my floors which aren't perfectly level is keeping buyers from making offers.
