All flooring is tile..couple tiles in one bedroom to replaced-cracked.

The house next door (same floor plan, worse condition) just sold for 425K.So I want to make good use of the current equity to jump start my investment portfolio.

It's been vacant for awhile so needs good cleaning, some landscaping some flooring and paint in all three apartments.  

I would expect to replace the kitchen, bath, flooring and paint.

Ft ranch full house FLIP..First floor is completely finished and we have moved on to the basementFinished basement has a drop ceiling with no possible way to drywall and plaster because of the HVAC ductwork.

I then asked if he was considering adding a second floor.

They want to put a french drain under the basement floor? 

Should I raise my asking price of a custom home in the $340,000 range dollar for dollar cost of the install or what % return should I expect to get on investing in the flooring.

I rented it that day though my overhaul wasn't  complete (floors pulled up, counters bare, half painted)!

A person doing this themselves could easily spend 8k on just the kitchen alone on cabinets, flooring, appliances, counters...My suggestion for you is when you find the house you want walk through with a piece of paper.
