You must have firm bids with reputable general contractors/home builders, unless you have fairly extensive construction experience.And of course, depending on the market when you are ready to pull the trigger, you may have to presell the second unit.

Lots of Tax firms don't include the depreciation schedule as a default...you may need to reach out and request it. 

Property Management companies typically have their firm license under the state's real estate commission.

@Theresa Harris I think your're right about dragging their feet.... im going to try to give them a firm move out date, now that the restrictions in LA are being lifted and see what they say.
