Is it really that big of a deal if I have to delay it it and sell in July or August?

There's certainly quite a few of us around but things have been kinda slow since the interest rates jumped up and BP is doing a revamp of their website and overhauling the different premium tier packages and I've noticed its been messing with notifications and keywords and such so some people are just missing posts they would normally see. 

And also, your student loan debt will have a payment factor in your debt ratios on the next home.

how would you go about doing your strategy as a beginner to be safe?

If you go into multiple units eventually it may be the easy button to do that.We use Bizcor which specializes in STR sites, but it may be overkill again as I think they cater to PM's.
