I am a fellow rookie and for some reason still awake ;) I haven't looked as much into wholesaling for my personal strategy, but to me this sounds like exactly what a wholesale deal should be, if you can get the price for a good deal. from my understanding as a wholesaler you want to market to investors who either want to flip or buy/hold.

MLS access is great but there are ways to get it.Consider arranging housing for fellow students as a way to start while in school, A buddy located 10 bedrooms takes 100 a month off the top from each, she doesn't own the property merely controls it.
