Hi, I am from Georgia, with everything goes up here, feel like Alabama could offer a better or cheaper place to invest, so I am thinking about investing in Alabama, not inside of Birmingham, but between Atlanta and Birmingham or between Birmingham and Huntsville.  

I have started screening after the realtor screens them and tell the rules, setting expectations upfront.It is a shame that you feel this way and it's an even bigger shame if the PM/realtor really didn't care.

Time spent visiting properties for acquisition2. time spent talking to agent/broker about potential acquisition/sale3. time spent talking to lender on funding deals4. time spent raising private money to fund deals5. time spent interviewing contractors/PM/CPA/attorney/inspector6. time spent communicating with equity partnersI also feel research for potential acquisition should count.

This gives you the sole right to buy their house.The assignment agreement (between the back-end buyer and you)  says that you are passing along YOUR sole right to buy that house over to the back-end buyer, as the cash buyer then steps into the contract and you (kinda) step out of it.You know when your bigbutt friend sits in a chair for 3 hours, he gets up and you sit in his charge and you feel all that buttheat terminating from that chair?
