Driving for dollars, drive the locations you are interested in and take notes of the houses that may be an opportunity.

I agree, $900/mnth cashflow is nothing for 37 units plus this looks like it fits into the student rental world which should drive your cashflow up higher, if not, then someone's numbers are incorrect.

One thing thats obvious driving through is that there is a huge range in values. 

Obviously there are many factors that go into vetting the syndicator and/or the GP (that's not this discussion), but the deals are deals. 

Walkability is not a factor in my market, where nobody walks, they have cars.

But homestead/non-homestead is an important distinction, also if agricultural use or not....all factoring into a homeowner's right of redemption.

The school quality was one factor that narrowed our choice of property significantly and it also made it much more competitive to get a deal.

The whole drive to work I was debating this and trying to decide what to do.
